WHAT YOU NEED TO KNOW

However, before you chose a storage facility, there are some things you should know that could save you money as well as help you make the right decision. These include the following:

• Some facilities have limited access hours, for example, allowing access during office hours only. This maybe only 8 hours a day, 5 or 6 days a week. This limits the time that you have to access your property. Look for facilities that have the access hours that best meet your needs. 
• Some storage facilities give you a low rate or free month’s rent at first only to raise the rent a short time later. So, before you rent, ask the manager, “How often do you raise your rates?” If the answer sounds good, then ask the manager if he or she will put it in writing. If they are not willing, then you might want to look elsewhere. 
• Most facilities still charge a deposit or administration fee. Make sure you ask the manager about any startup fee. It’s better to know the full price before you sign up.
• This one is very important! Water damage is the leading cause of damage to stored property. It’s a very good idea to go to the storage facility shortly after it rains and see if the unit you’re interested in has damp floors, puddles, and water stains on the walls, floors, and ceilings. If there is, this is a sure sign that the unit has a potential for water problems. Especially look for water stains on the ceiling, as one of the biggest problems that outside storage facilities face is a problem called “night rain.” This problem occurs when the outside temperature during the day is high and humid, then at night the outside temperature drops. This causes condensation to build up on the inside ceiling of storage spaces. The condensation then rains down on your property. Most indoor facilities do not have these problems. 
• If you decide not to spend the extra money for insurance, make sure the facility you choose has good security. This includes closed circuit television cameras and alarm systems. Having the units inside another building is the best way to protect your property. Also, when you pack your unit, put valuable items such as electronics, tools, etc., near the back of the unit, out of sight and difficult to reach quickly. When you are in your unit, keep an eye out for strangers walking around that maybe trying to get a look inside your unit. If you see someone lurking about, report them to the manager immediately. 
• Do you need to access your property often? If not, you may be able to rent a smaller unit than you think. By standing long items like sofas and dressers on their ends, you can really pack it in. However, make sure the storage facility has high ceiling units (at least 9 feet high), or you may not be able to do this. 
• If you’re going to need the use of a truck for moving, try the storage facility before you call a truck rental service. Some offer the FREE use of a truck and driver to move you into their facility. Others may have trucks for rent. 

Now you’re ready to shop around for a storage facility. We cannot stress enough the importance of visiting each facility you call. Take a good look around and make a judgment based on appearance, condition of units, and what the facility is doing to aid you with your move-in.
